Two of Pinellas County's best beach addresses — but very different ways to live.
They're connected by a bridge and share the same sugar-white sand, but Clearwater Beach and Sand Key attract very different buyers. If you're deciding between the two, here's the honest comparison I give clients.
Clearwater Beach is the lively one — Pier 60, beachfront resorts, restaurants, and a walkable buzz that draws visitors from around the world. Real estate here skews toward upscale condos and a limited supply of beachfront homes, anchored by premier addresses like The Residences at Sandpearl. If you want to step out your door into the action, strong vacation-rental demand, and a true resort-town feel, this is your beach.
Cross the bridge south and the pace changes. Sand Key is a string of well-built condo towers and gated communities running along the Gulf, bordered by the beautiful Sand Key Park. It's calmer, more residential, and more private — favored by buyers who want the Gulf-front lifestyle without the crowds. Inventory here is largely condominiums, many with sweeping water views, covered parking, and resort amenities.
Both command waterfront premiums, but the product mix differs. Clearwater Beach has more newer luxury condos and the rare beachfront home, which pushes the ceiling higher. Sand Key offers a broad range of condos — from well-priced units to high-floor showpieces — and often delivers more living space for the money. As always on the coast, the view, the floor, and the building's financial health drive value more than the address alone.
If you're buying a condo on either beach, the building's finances matter as much as the unit. Florida's newer condo-safety laws mean buyers should review reserves, recent assessments, and milestone-inspection status before committing.
