Tucked between St. Pete Beach and the entrance to Fort De Soto Park, Tierra Verde is one of the most sought-after waterfront communities in all of Pinellas County. It's a true island — a network of deep canals, open-bay frontage, and protected gated enclaves where many homes come with a dock in the back and the Gulf a short cruise away. If you're a boater or you simply want to live on the water with privacy, it deserves a hard look.

What kind of homes you'll find

Tierra Verde spans a wide range. On the high end are custom bay-front and canal-front estates with private docks, boat lifts, and pool decks built for entertaining. In the middle you'll find well-kept single-family canal homes — the classic Florida boating house — that trade hands steadily. And along the Pinellas Bayway corridor there are waterfront condos and townhomes that offer the lifestyle with less maintenance, often with deeded boat slips, pools, and unobstructed water views.

The boating advantage

This is Tierra Verde's real differentiator. Many properties offer deep-water, no-fixed-bridge access to Tampa Bay and the Gulf of Mexico — the holy grail for owners of larger boats. Before you fall in love with a listing, confirm three things: water depth at low tide, whether the route to open water passes under any fixed bridges (and their clearance), and the condition and permitting of the existing dock and lift. These details can swing a property's value substantially.

Insider tip: two homes on the same street can be worth very different numbers based purely on boating access. A protected deep-water canal with a straight shot to the bay commands a real premium over a shallow finger canal — even if the houses look identical from the street.

What to budget and check

Waterfront on Tierra Verde carries the same due-diligence list as the rest of coastal Pinellas — and then some. Pay attention to the seawall (age, condition, and who's responsible for it), the flood zone and current insurance quotes, elevation, and any HOA or condo association rules, fees, and reserves. For canal and bay-front homes, a marine survey of the dock and seawall is money well spent. I walk every client through this list before they write an offer — it's where deals are won or lost.

It's ideal for boaters, second-home buyers who want a private island feel, and anyone who values being minutes from Fort De Soto's beaches yet still close to downtown St. Pete and the Gulf beaches.
